Frequently Asked Questions for Owners
Who are we?
We set up the Retreat Boat in Dartmouth 2 years ago, starting with our Motor Boat and last year buying a Sailing Boat to make up a small fleet. Having managed to fill our boats during the summer for the last two years, we decided that there was a big gap in the market and that the Retreat Boat floating accommodation was something that people loved and wanted in other areas.
We have three sorts of owners placing their boats with us: owners who are local to their boat and would want to maintain their own boat and therefore use us purely as a booking agent, those who live away from their boat and would need to take advantage of our boat management service, and pay an additional percentage for this, or those who live locally but still would like us to do the work as they are busy.
What sort of boats do we take on?
They must be in good condition, and have regular safety checks. (We will help you through our list of requirements here) In good internal decorative condition, clean, well kitted out, and marina based.
Almost all our guests are on holiday. They want to use the accommodation to sleep - not live - in, so wear and tear is minimal. They're generally not interested in serious cooking - they are only away for a short time and almost always prefer to eat out. The kitchen is mainly used to prepare a light breakfast/lunch, so the minimum basic requirement is for a fridge, cooker and a cafetière is a nice touch!
How long must the boat be available for and what is the lead time?
The longer the period of availability and the more flexible you can be the better chance we have getting you good lets - however we only list boats with an ongoing minimum availability of 8 weeks per year.
We will always check that it is convenient for you before accepting a let for your boat. Our average lead time for bookings is 8-12 weeks so forward planning is important.
How long do they stay?
Our normal minimum let is for 2 nights. Most of our lets are for between 2 nights and 2 weeks.
How much money will I get?
We are not able to guarantee anything! If we have no one to pay us we can't pay you. But….......... we have a growing number of people looking for this type of accommodation, as it is so different! When our current marketing campaign starts to kick-in we expect to have even more demand. What you'll receive will depend on the size/condition of your boat and what we can charge for it. We'll be happy to discuss this with you. We are getting a lot of press interest and have articles coming out about Retreat Boats in the New Year.
How do I know my boat and possessions will be taken good care of?
When occupied, if we are managing the boat for you, your boat will be seen at least every 7 days. If you are servicing the boat yourself then we recommend you do the same. Our guests are overwhelmingly professional people.
What about my own things?
Valuables and personal items should be locked away or removed. You may wish to keep a little lockable storage space for your own items. We'll make a 'photo inventory' showing the condition of the boat prior to guests coming in. Any damages will be charged against the deposit paid by guests before they leave. You should also notify your insurance company of what you are doing.
Who checks guests in and out?
If you going our managed route then one of our team checks the guests in and gives them a full briefing about the boat and the local area. After departure one of our team will check over your boat and ensure that all is OK. Any damage, very rare in our experience, is taken from the deposit. If you are just using our booking service only then this will be you.
What about the cleaning and linen?
You will need to ensure the boat has all the necessary towels, bed linen, tea towels etc. (normally two full sets). If you are just using our booking service only then this will be you.
For our managed boats we will arrange this and charge you. (the charge will be pre agreed) Our guests are responsible for leaving the boat in the same state that they found it (with the exception of the bed linen and towels). They have a strong incentive to do so as any out-of-the-ordinary cleaning costs are charged against their deposit.
Breakages?
Inevitably there is the occasional breakage. It's advisable not to leave the best china and glass out for guests' use! Significant breakages are charged to the guests.
Marina Facilities?
Your customers will need to know what facilities are available on your Marina and if there are any specific rules relating to the Marina, we will include these with your boat details.
Internet?
This is a good selling point, so if there is WIFI available on your Marina then it is good to let the guests know how they can access it and how much it costs.
Utilities?
You remain responsible for the cost of gas, electricity and water (if applicable). For all gas appliances you will need to arrange inspection and a certificate of safety issued by a qualified gas marine engineer, cost about £40, prior to guests staying. We can help you do this.
Problems?
We are available at the end of a telephone to resolve any problems. In the unlikely event that there is a very serious emergency we will need to be able to contact you 24/7 – this is very unusual.
Legals?
We sign an agreement whereby we rent your boat for the periods it is available. We insist that you only hire out your boat via us for 2 years, to help us recoup our setup costs. Prior to occupancy, guests are required to have paid in full the sum due plus a security/damages deposit and also to sign a holiday let agreement.
Smoking?
We have a No Smoking policy for all our boats.
What else will I need to do?
Virtually nothing! We can help you prepare brief notes on your boat, appliances, heating & hot water, security systems etc. and some information about the local area: restaurants, cafés, pubs, etc. You must leave the boat clean and tidy. Just give us the keys and we'll do the rest. We'll hand your boat back to you in the same good condition in which you left it.
Remember, the average lead time for bookings is 6-8 weeks so forward planning is important.
